Essentially A Let Only Service implies that the Agency will source suitable tenants for your property, and ensure a smooth move-in, and then general day-to-day running returns to the Landlord.
The Service includes:
- Initial inspection of property
- Discuss landlord’s requirements, tenancy options and rental income with landlord
- Draw up a list of contents/inventory
- Advertise the property via emails, web and reaching out to our contact base (inc. in the set fee)
- Arrange and attend all viewings with potential tenants
- Achieve optimal rent and negotiate lease term
- Vet potential tenants, through checking references
- Signing a lease document and condition statement
- Collect the security deposit and the first months rent
- Take meter readings & transfer the utilities
- Set up a standing order in respect of the monthly rent
- Hand over keys and move tenants into the property
- Instruct tenants on maintenance matters, heating systems
- Complete tenant information forms
- Provide the tenants with a ‘welcome letter’, highlighting utility account details, rent payment details and Landlord/maintenance contact details
- Forward invoice and all documentation to landlord, security and first months rent less letting fee (plus VAT)
Fees: a percentage of your first years rental income plus VAT, based on rental income and lease term. Please call us to discuss fees
